Why a visa application asks for a property valuation

Most visa refusals on financial grounds come down to one question the officer could not answer from the file: can this applicant support themselves, and do they have meaningful ties that bring them back? Evidence of assets held in India speaks to both.

A bank statement shows a balance on a date. A property valuation shows a substantial, immovable asset with a professional, independently signed figure attached to it. That is why consulates ask for one, and why an unsigned estimate or a broker's letter rarely does the job.

What the report contains

Where an application covers several properties, we can prepare a consolidated net worth statement listing each asset with its assessed value, which is usually easier for a visa officer to read than a stack of separate reports.

Check two things with your consultant before ordering. First, how recent the valuation has to be, since many missions will not accept a report older than three or six months. Second, whether they want each property valued separately or a combined net worth statement. Getting this right first time avoids paying twice.

We provide an accurate, properly signed valuation for your adviser to submit. Any valuer who promises a figure designed to help an application pass is offering you a liability, not a service.

Our reports are prepared by government-approved, IBBI-registered valuers on official letterhead with registration details, signature and seal, which is the form consulates generally expect. We have prepared more than 35,000 such reports. As with any authority, the decision to accept a document rests with the mission assessing your application.

That depends on the mission. Many will not accept a report older than three to six months, so it is best to order it once your application timeline is reasonably fixed rather than long in advance. Check the specific requirement with your immigration consultant.

Not necessarily. We can prepare a consolidated net worth statement covering all properties in one document, which many applicants find clearer. Some missions do ask for individual reports, so confirm the preference and tell us which format you need.

Yes. Agricultural land, plots, houses, flats and commercial property are all within our scope. Tell us the land classification when you message us, since agricultural land needs different evidence and sometimes different documentation.
