What does a property valuation cost in India?
Why quotes for the same property vary so widely between firms, what actually drives the fee, and how to tell the difference between a keen price and a report that will be thrown out.
Why nobody publishes a fixed price list
You will notice that serious valuation firms quote per instruction rather than from a menu. That is not evasiveness. A one bedroom flat in a city where we already have a valuer, with complete documents and a straightforward purpose, is genuinely a different piece of work from an ancestral house in a small town requiring a 2001 historical valuation and a reconstructed title chain.
What we can do is be transparent about what moves the number, so you can judge whether a quote you have received makes sense.
What drives the fee
- Property type. A flat is the simplest case. Independent houses, plots, agricultural land, commercial premises and industrial units each take progressively more work, because the evidence is thinner and the analysis heavier.
- Size and value. Larger and higher value properties take longer to research and carry more professional responsibility, so fees generally scale with them.
- Location. If the property is in a city where we have a valuer, cost is lower. If it is three hours from the nearest one, travel time is real time.
- Purpose. A current-date fair market value is quicker than a capital gains valuation as on 1 April 2001, which requires assembling evidence for a market that existed twenty five years ago.
- Number of properties. Several properties in one instruction usually cost less per property than commissioning them separately.
- Document condition. A complete file moves quickly. A file with a broken chain of title takes longer, though we would rather tell you that upfront than surprise you later.
- Urgency. Where a court date or a filing deadline requires rearranging a valuer's schedule, that is reflected in the quote, and we will say so rather than hide it.
How our quoting works
You tell us the property, the location and the purpose. We give you a fixed fee for that scope before any work starts. Applicable taxes are added as required by law, and travel for genuinely remote properties is quoted upfront rather than appearing afterwards. If the property turns out to be materially different from what was described, we stop and requote rather than proceeding and billing extra. Free before you commit. The consultation, the discussion about whether you actually need a valuation, and the quote itself cost nothing. For capital gains enquiries in particular we will tell you if the 1 April 2001 option does not apply to your property, in which case you may not need a report from anyone.
The problem with the cheapest quote
Valuation is one of those services where the cheapest option can cost you the most, because a rejected report means paying twice and missing your deadline in between. A few things worth checking before you choose on price alone:
- Is the valuer actually registered? For tax and most institutional purposes the report needs to come from a registered valuer. An unregistered opinion is cheaper because it is worth less. See our note on what registration means.
- Is a site visit included? A meaningful valuation involves someone physically inspecting the property. A desk report prepared from photographs and a rate table is quick, cheap, and the first thing an Assessing Officer or credit team will question.
- Does the report show its working? A single page stating a figure is not a valuation report. The method, comparable evidence and assumptions are what make it defensible.
- Is the fee contingent on the figure? If anyone prices the work according to the value they will certify, walk away. That arrangement destroys the independence that gives the report its value.
A promise nobody can honestly make. If a firm quotes you a fee and simultaneously assures you of a particular valuation figure before inspecting the property, they are not describing valuation work. Whatever that document is, it is unlikely to survive being read by the person you need to convince.
