People often come to us at a stressful moment, selling a family property, meeting a tax deadline or filing a visa application. So it is worth being plain about what a valuation report can do for you and what it cannot.

A valuation is a professional opinion

A valuation report sets out a registered valuer's considered opinion of what a property is worth on a stated date, arrived at using recognised methods and the evidence available at the time. It is an informed opinion, not a guaranteed price and not a certified fact. Two competent valuers can reasonably arrive at somewhat different figures for the same property.

It is not legal, tax or investment advice

We prepare the valuation. We do not advise you on how to structure a sale, what tax you finally owe, how to present an immigration application, or whether a property is a good investment. Please take that advice from a qualified chartered accountant, advocate or licensed adviser. Where we mention matters such as the 1 April 2001 fair market value rule, it is general information about why people seek valuations, not advice on your own tax position.

We rely on the information given to us

Our reports are based on the documents and disclosures provided by the client, together with our physical inspection and market research. Unless separately agreed in writing, we do not verify title, search land records, confirm the legality of construction, test structural soundness, or check for environmental contamination. If information given to us is incomplete or inaccurate, the conclusion may be affected.

Acceptance by third parties is their decision

We prepare reports to the standards that banks, the Income-Tax Department, courts and embassies expect, and in practice our reports are accepted by them. Even so, whether any particular institution accepts a report, and what weight it gives that report, is entirely that institution's decision. We cannot and do not guarantee any specific outcome, approval, loan amount, tax saving or visa result.

Purpose and date matter

Each report is prepared for a named purpose and a specific valuation date. Using a report for a different purpose, or relying on it long after its date, can produce a wrong result. Property markets move. If time has passed, ask us whether the report needs updating rather than assuming it still holds.

Who may rely on the report

A report is prepared for the client named in it and for the authority to whom it is addressed. No other person or organisation acquires a right to rely on it. If a third party wishes to rely on our work, they should ask us first.
