These terms apply when you engage Best Valuers to prepare a property valuation, and when you use this website. Please read them before instructing us. If anything here is unclear, ask us before you proceed rather than after.
1. Who we are and what we do
Best Valuers is a firm of government-approved, IBBI-registered property valuers. We prepare valuation reports for purposes including capital gains computation, bank lending, visa and immigration filings, court and family matters, fair market value certification, and valuations for clients living outside India.
We are valuers. We are not chartered accountants, advocates, immigration agents or financial advisers, and nothing we provide is a substitute for advice from those professionals.
2. Quotes and engagement
A quote we give you before starting work is based on the property details you describe, including its location, type, size and the purpose of the valuation. A quote is an offer to carry out that specific scope and is valid for thirty days unless we say otherwise.
The engagement begins when you confirm the quote in writing, including by WhatsApp message or email, and where applicable pay the agreed advance. If the property turns out to be materially different from what was described, we will tell you before continuing and give you a revised quote to accept or decline.
3. Fees
- Fees are quoted as a fixed amount for the agreed scope, with no hidden additions
- Applicable taxes are charged in addition where required by law
- Travel and out of pocket costs for remote or difficult to access properties are quoted upfront, never added later
- Discounts offered on this website apply to a first valuation and cannot be combined with another offer

4. What we need from you
The quality of a valuation depends on the quality of the information behind it. By instructing us you confirm that:
- You are the owner of the property, or are authorised by the owner to obtain a valuation
- The documents you give us are genuine, complete and the latest versions you hold
- You have disclosed anything that affects value, including disputes, encumbrances, tenancies, unapproved construction and pending litigation
- You will provide reasonable access for the site inspection, or arrange a local contact where the property is remote or you live abroad
We rely on what you provide. We do not carry out title searches, legal due diligence, structural surveys or land record verification unless that is expressly agreed as a separate scope.
5. The report
A valuation report states a professional opinion of value on a specific date, prepared for the specific purpose recorded in it. This matters in practice:
- The report is prepared for you and for the purpose named in it. It should not be used for a different purpose without asking us first
- A report prepared for a bank loan is not automatically suitable for a capital gains filing, and the reverse is also true
- Value changes over time. A report is not a prediction of what the property will fetch on sale
- Whether a bank, court, embassy or tax authority accepts a report is that body's decision, not ours. We prepare reports to the standards those bodies expect, but we cannot guarantee any particular outcome
6. Revisions and errors
You receive a draft report to review before we issue the signed final version. Please check names, property description, area figures and the purpose carefully at that stage. We correct factual and clerical errors at no charge. A change in the valuation figure is made only where new information or a documented error justifies it, never because a different figure would be more convenient.
7. Confidentiality
We treat your documents and the contents of your report as confidential, and share them only as described in our Privacy Policy or as you direct. We ask the same of you in respect of our fee structure and working papers.
8. Intellectual property
Copyright in the report, its format and its working papers remains with Best Valuers. You receive the right to use the report for the purpose named in it, including submitting it to the relevant authority. The report may not be reproduced in part, edited, or published in a way that changes its meaning.
The contents of this website, including its text, layout, logo and graphics, belong to Best Valuers and may not be copied for commercial use without permission.
9. Liability
We carry out our work with the reasonable skill and care expected of registered valuers. To the extent permitted by law, our total liability arising from an engagement is limited to the fee paid for that engagement.
We are not liable for losses arising from information you did not disclose to us, from a third party's decision to accept or reject a report, from use of a report for a purpose other than the one named in it, or from delays outside our reasonable control.
Nothing in these terms limits liability for fraud, or for anything that cannot be limited under Indian law.
10. Website use
This website is provided for information. Figures such as turnaround times and discounts describe our usual practice and current offers, and may change. Nothing on this website is an offer capable of acceptance until we confirm a quote for your specific property.
11. Governing law
These terms are governed by the laws of India, and the courts having jurisdiction at the place of our registered office will have jurisdiction over any dispute. We would far rather resolve a concern by talking to you first, so please contact us before taking any other step.
